Boy Scout Camp Navarro Sold
Property:
80 acre camp consisting of cabins, Adirondack shelters, open campgrounds, staff lodge, amphitheater, and 11,000 square foot main lodge located on the North Fork of the Navarro River near the town of Mendocino. The camp had been used since 1973 by the Redwood Empire Council of the Boy Scouts as an all-purpose camp.
Client Description:
The Empire Council of the Boy Scouts needed to raise some capital for other operational expenses and due to lack of attendance, the camp was costing more to operate than the revenue generated from the Boy Scouts and other groups to attend camp. The Buyer on the transaction North West Stewards was a successful operator of nature-based properties and had a vision for Camp Navarro. Kevin Foster represented both parties in the transaction.
Problem or Opportunity:
Marketing a unique property with specific utility to a very limited buyer pool was a challenge requiring much research and developing an offering memorandum that would show the beauty and utility of the camp.
Solution:
We took the head of our marketing department to the camp which is the only way to get a proper feel for what made this such a special place. She in turn developed a marketing piece and also a social media marketing plan that reached the potential buyers.
Outcome/Benefit:
We were able to sell the property for its appraised value to a gentleman with experience in developing and managing these type of properties who can provide a “wilderness” experience to corporate retreats, music events, festivals and most importantly welcome the Scouts back to the camp.
