Family Compound with Vineyards Sold

Sale of a ranch situated on 179.53 acre with two five-acre premium vineyards and two potential home sites.
Client and Property Description: The owners inherited the property from their father who over the years developed the vineyards and created areas to camp and two homesites with beautiful vistas overlooking the Russian River Valley and the Pacific Ocean to the west.

Situation:

The property was never fully utilized, and the owners decided to sell and invest the proceeds into other investments.

Problem or Opportunity:

The property rose almost 1,000 feet above Westside Road and only had electrical service to the lower vineyard. In order to build a home on the property the road on the property would need to be widened due to fire code. If sold for the income of the grapes, the buyer would be paying a premium for only ten planted acres.

Solution:

Find a buyer who would utilize the property as it was currently being used. Someone who appreciated the location, beauty and uniqueness of this special land.
