Historic building at the corner of 4th and B Streets in Santa Rosa

Client Description: The office building was purchased in 2018 by a local real estate investor as a leased investment.

Situation: After approximately one year of ownership, the major tenant, Crossing the Jordan ceased business operations and left the building about 80% vacant.

Problem: The office building was not designed for modern usage with open floor plans and options to create multiple company office spaces.

Solution: The marketing focused on small single-person independent businesses, many providing personal services. We worked closely with the new tenants to create an environment conducive to these type tenants and as a result many additional new occupants were friends and/or business associates of our first few new tenants.

Outcome/Benefit: We leased the entire building within a few months and due to the small sizes of the spaces leased, the owner will not experience a major vacancy in the future.
